View project→What we do
Residential
Ground-up single-family, additions, full-gut renovations, brownstone restorations. Most projects 18–30 months.
Commercial
Restaurants, offices, gallery + retail. Specialty in adaptive reuse — turning warehouses, foundries, garages into liveable space.
Design + build
We don’t hand off after drawings. Same team designs, manages permits, runs the field. One throat to choke.
Permitting + DOB
We handle all DOB filings, landmarks, ZRD, ZBA where required. Our pre-construction PMs have a permit-cost spreadsheet older than some interns.
Sustainability
LEED Gold standard. Passive House where the budget allows. Material specs that prioritise embodied carbon, not just operational.
Historic preservation
Brooklyn brownstones, manhattan lofts, historic-district properties. We know which inspector will catch what.
From recent clients
We’d been quoted by three other firms; their bid wasn’t the cheapest, but they were the only ones who told us up front what was likely to go wrong — and three of those four things did, and they handled them.
M. Aldridge
Atrium House owner, 2024
The project came in two weeks early and 4% under contract. I was so confused I called our PM to verify. They walked me through every line. Real numbers. Real receipts.
Marlow ownership team
Williamsburg, 2024
Five years later we’re still doing tiny snags through them — door rubs, a hairline plaster crack. They show up. They don’t bill. That’s the test, isn’t it?
