How we get there
Embodied-carbon modelling
Every CD-phase project gets an embodied-carbon LCA via Tally + custom in-house spreadsheets. Targets are set in schematic and re-tested at every milestone.
Energy modelling
WUFI + EnergyPlus on every residential project beyond 2,000 sqft. Climate-zone specific. We model occupancy patterns, not just code minimums.
Salvage + reuse first
We salvage what’s already there before we spec new. Every project includes a salvage walk during demo planning.
Passive design where possible
Orientation, shading, ventilation, thermal mass — before we add mechanical systems. Get the form right first; the rest gets cheaper.
Water + greywater
Greywater reuse where code permits, low-flow standard. Native + drought-tolerant landscape spec where applicable.
Material specification
Embodied-carbon-led specs. We won’t spec materials we can’t source within 500 miles unless there’s a good reason. EPDs required.
